Project objectives

The residence is among the projects and achievements in the field of accommodation in renowned tourist resorts on the island of Lipari.
Pre-existing was an aggregate building of a few units, made up of warehouses, evidence of an economy based on the extraction of pumice stone that has long since been superseded by the current economy of tourism. The unused and dilapidated artefacts have provided the valuable island cubature. The result is a new and comfortable residence, with high quality finishes, achieved also through traditional Aeolian architectural solutions.
The BIM methodology (Autodesk Revit) integrated with the structural design (Concrete Sismicad), with the plant/performance design (MC4Software), and with the traditional architectural design made it possible to respect the deadlines for the various phases of construction and to complete the work within the time frames set on the minor islands, which do not include the spring/summer tourist months.

Our intervention

A new, anti-seismic building with decent energy-saving requirements, modulated into flats of various sizes, all with private outdoor spaces and in the characteristic forms of the smaller islands. The materials used for the finishes offer comfort that is difficult to find on a small island. The geographical location of the building, as well as its relationship with the sea and the other islands of the archipelago, make the project unique.
The available timeframes for the construction were the biggest challenge.  Organising a short-term construction site for a building of considerable size means working to a strict schedule.
The cooperation between the design studio and the construction company allowed us to carefully plan and then carry out all the phases: from demolition, with the appropriate disposal and landfill from a UNESCO World Heritage Site; to construction and therefore the related building supplies on the minor islands; up to furnishing, and subsequent further orders (including crockery and upholstery), made well in advance of the completion of the project.
The architectural language, while in a new building, has still retained the characteristic features of local architecture.
